A collection of legal documents is the foundation of our community’s governance. By purchasing a home in our community unit owners agree to the provisions of those documents. Every decision made by the Board must comply with those provisions. 

The Declaration

 A homeowners' association (HOA) declaration is a legal document that establishes the rules and guidelines for a residential community governed by an HOA. It outlines the rights and responsibilities of both the HOA and the homeowners, including property use restrictions, maintenance obligations, architectural guidelines, and dispute resolution processes. It also details the HOA's authority to collect dues and enforce the rules. It's the foundation for how the community operates and maintains its standards.

The By Laws:

  The By-Laws of a homeowners' association (HOA) are a legal document that outlines the internal governance and operational procedures of the HOA. They specify details like the roles and responsibilities of board members, voting rights, meeting schedules, and membership terms. Unlike the HOA declaration, which focuses on community rules, the By-Laws guide how the HOA functions as an organization.

The Policy & Practice Manual

Policies are adopted by the governing body of an organization to ensure consistency and fairness in its decision making.  Our Policy and Practice Manual is a document which provides the board with standards to assure that association rules are uniformly applied.
